All areas of concern are photographed and a premium photo layout is provided. This is tied
to our area by area summary for clarity.
2.) NEW CONSTRUCTION / REMODEL PHASE INSPECTIONS

Many of the problems we find could be prevented by things being done right in the first
place. For new homes, hire us for a framing and mechanical inspection, and the pre-drywall
inspection. The goal here is to make sure nobody covers up a problem such as damaged
framing, loose water pipes, loose framing, unprotected electrical runs, insulation issues,
etc. For remodels, our inspector can evaluate each system affected and share his thoughts
on quality or the need for permits and municipal inspections.
3.) PRESALE INSPECTIONS FOR SELLERS

  • Maximize the sale price by presenting the best home you can, as well as the most
    accurate disclosure.

Imagine marketing your home and selling it fast for top dollar! Imagine no more. We will
come in and point out problems or safety concerns in advance, so you have the
opportunity to correct as many things as you decide to prior to marketing your home. Your
Realtor can only help you to a certain extent with pre-marketing prep. We will handle the
rest. Here, we objectively point out items that would be a concern to a keen inspector- or
ones that may alarm a sharp Buyer.

TWO LEVELS OF SERVICE ARE OFFERED:

  1. Verbal consultation allows us to offer a very low price (generally $150.00 off our
    normal fee). No written report or photos. You take the notes. Use the knowledge
    gained to make improvements in advance of a Buyer's formal Inspection, or just use
    it to make a more accurate disclosure. You decide what to repair or disclose. It can
    make everyone's life easier!
  2. Our full inspection is the same service as our Buyers inspection and includes our
    custom photo report.

PROS AND CONS:

A home inspection report done for the Seller is simply that: A service provided for another
party, with no recourse provisions for the Buyer. In other words, the inspector who
performed this service has no obligation to anyone except who they contracted with. This is
why Buyers should absolutely hire their own inspector, regardless of who performed the
Sellers inspection- unless of course the Sellers inspector is willing to reassign the report.
Most inspectors (including us) do not offer to do so.

In our experience, a Buyer will want to select their own Inspector, arranging the Inspection
after the offer is accepted, as is traditional. Consumers are well educated these days, and
more people are hiring home inspectors. Many Buyers actually want to be present during
the inspection, and typically will not fully trust any previous inspection. Their Agents will also
encourage them to have their own Professional Home Inspection performed.

We understand that once you've decided to sell, the last thing you want to do is spend
more than you have to on your current home. BUT- realize if you go to market prematurely,
you may face a rude awakening when a Buyer comes along with a sharp Professional
Home Inspector. Spending a few hundred dollars on our presale inspection may not only
help expedite the sale, it may very well net you thousands of dollars more for your home!
4.) VERBAL CONSULTATIONS / EMERGENCY SECOND OPINIONS

Verbal services are available for many items. These range from second opinions, builder
punch review, review of certain areas only, etc. Verbal services do not include photos or a
report. Hourly rate is $ 175.00, one hour minimum. If a full report is required, our standard
pricing would apply.

We would be happy to review another
Inspectors confusing, incomplete, or erroneous findings should you need additional
information. Sometimes, just having a better understanding of a situation is all that is
needed to gain the confidence to proceed. Our inspector has the experience needed to
guide you. Don't walk away from your dream home prematurely!

Builder Punch Services- Objective eyes for contractors. Just for you guys, another
set of eyes that will find what you missed. Can you afford to put a home on the market only
to be embarrassed when a sharp inspector (like ours) comes along who reveals real,
embarrassing problems? Hire us for a verbal evaluation. We will help make sure you are
ready. We have inspected several new homes by various builders only to find several
inexcusable quality or safety defects. Protect your image!
5.) HOUSE MONITORING

  • Help detour crime

If you will be away from your home for an extended period of time, our inspector can swing
by periodically to check on the home, or in the event your alarm monitoring company
indicates a problem. Give us a call. Having a responsible party locally will give you peace of
mind while you are away. Our fee is determined by your needs, but it is always very
reasonable.

NOTE: This service is offered for owner-occupied homes, not for tenanted properties as we
are NOT a property management company. Service area is limited.
